Property Manager Job Description

 

Duties & Responsibilities

  • Initiates and manages all core business processes, including leasing, resident relations, maintenance assistance, budgeting, payment processing, vendor relations, etc.
  • Be the primary contact and representative on-site to residents, vendors and other employees
  • Properly review documents for residency, verifications, move-ins, lease renewals, etc.
  • Be present and assist new guests during move in, ensuring they are parking in the lot properly
  • Be present and assist current MH guests during move out
  • Ensure collection and deposit of all resident payments on a daily basis
  • Maintain operating expense levels as budgeted
  • Effectively communicate with guests and potential guests via phone, email, text, social media, etc. in a timely manner
  • Respond to issues outside of normal work schedule when required
  • Physically walk and inspect the property and completes move-in/move-out inspections
  • Ensure that the property and lots are mowed, weedeated and sprayed for weeds and that all tools and equipment are maintained and in proper working order
  • Ensure that all landscaping is properly weeded and maintained
  • Prepare monthly budget report and submit to GM in timely manner
  • Read water meters and electrical meters once monthly and document in RMS, as well as completing the water and electrical spreadsheets and submitting to BM in a timely manner
  • Follows through on resident problems to a satisfactory resolution and communicates problems to any necessary party to facilitate a resolution.
  • Ensure that all property files are prepared and maintained in an orderly and logical manner including leases and contracts.
  • Completes other projects as assigned.

Qualifications

  • Great customer service and phone etiquette
  • Basic computer knowledge including Microsoft Office
  • Sales and/or leasing experience a plus
  • Prior RV park or real estate management  a plus
  • Must be reliable
  • Self-starter, ability to work independently
  • Must live on-site and be available 24 hours a day in case of emergency
