IPG is seeking a Management Team to live on-site and oversee our Manufacture Home Community in Bremerton. This team will divide duties between office and maintenance to ensure successful operations and that financial objectives are achieved. This position provides a wonderful manager's home, including paid utilities, generous home sales bonuses. RESPONSIBILITIES
Office
· Direct day to day operations of a mobile home community, including budget management, staff supervision as well as maintaining the overall appearance and safety of properties
· Effectively collect rent and manage eviction process as necessary
· Fill Vacancies by leasing lots and/or selling homes as needed
· Provide accurate and timely reporting on a monthly basis
· Maintain organized resident files
· Enforce community rules/regulations and follow all applicable safety procedures Promote positive resident relations through various programs; newsletters, activities, potlucks, etc.
Maintenance
· Responsible for cleaning common areas, recreational areas and RV Storage. Will walk the property several times a day and eliminate trash/debris
· Perform landscaping tasks: mow lawns, blowing leaves, raking, sweeping and picking up garbage/debris
· Conduct monthly water meter readings
· Provide excellent customer service to residents, coworkers and vendors
· Maintain and clean dumpster areas, make sure they are emptied and free from debris
· Maintenance may include, but not limited to: replacing hardware, painting, carpet repair, flooring replacement or repair, window coverings, doors, cabinets, windows and window locks, bathroom fixtures and interior plumbing
· Inspect property grounds and property equipment daily and maintain excellent curb appeal at all times
QUALIFICATIONS:
Office
· 3 plus years’ property management experience required
· Previous experience managing a mobile home park in Washington with a working knowledge of Washington, mobile home law
· Previous Manufactured home experience is a huge plus!!
· Ability to effectively communicate with residents, vendors, employees and supervisors
· Excellent computer skills, both of team
· Excellent understand and experience with Microsoft Office products
· Manage America a plus
Maintenance
· Minimum 2 years’ experience in maintenance
· Must have excellent time management and organizational skills
· Must be able to multi-task and be able to prioritize workload
· Ability to read, write and communicate in English
· Able to lift, pull, push or carry up to 60 lbs.
· Able to work with a minimum of supervision
· Able to work in a changing environment (climate and temperature chances)
GENERAL REQUIREMENTS:
· Work hours are M-F, 9am-4pm and weekends off (except for occasional appointments, open houses, and possible emergencies).
· Team members must be a self-starter and able to work autonomously with minimal supervision
· Candidates must pass a background drug test and credit check, but perfect credit is not required
