Our beautiful family friendly community is seeking a motivated and personable Husband and Wife team to become Property Manager and Maintenance for a our small (50 space) Family friendly Mobile Home Community just west of the Huntsville, AL area. We are seeking a permanent team member with strong ETHICS & INTEGRITY, as well as company loyalty and a positive attitude.
This position provides a manager's home, leasing bonuses, and a monthly salary plus additional paid opportunities for repair and maintenance work in the community. * Please read about the compensation plan at the bottom of the ad.
**Please note that this position requires that the manager live within the park. A managers home is provided as part of the compensation plan**
** An existing part-time job is permitted as long as it doesn't interfere with your responsibilities at the park. In fact, we encourage those who have supplemental income to apply for this position. This could consist of a part-time job, social security income, retirement, spouse, etc**
Individuals must possess an attitude of self-motivation and be the authority figure in the community.
Candidates must pass a background check. If you have prior evictions or criminal record you will not be considered for this position.
REQUIREMENTS:
The required work hours are part-time Mon-Sat and are flexible.
You must have a cell phone
Must have reliable transportation
QUALIFICATIONS:
Computer skills required (Microsoft office & Internet) - will be required to pass a test
Property Management experience a plus, but will train the right candidate
Effective communicator
Bilingual a plus, but not a requirement
Must have basic handyman skills ( or have a spouse or significant other who does)
Must be available to answer incoming calls from prospective residents during daytime hours
Must pass background check
RESPONSIBILITIES include, but are not limited to:
Rent Collection and enforcement
Assist with marketing efforts (posting craigslist ads and local flyers)
Eviction process as necessary
Home sales and leasing
Preparing homes for sale (light cleanings, staging, etc)
Prepare Monthly reports
Bank deposits
Maintain organized resident files
Enforce community rules/regulations and follow all applicable safety procedures
Working with outside vendors (repairmen, utility companies, etc)
COMPENSATION:
Free managers home (3 bed , 2 bath) which includes water, cable and internet (newer model manufactured home - Value of $750 per month)
$1750 per month stipend
$100 per unit leasing commission (we currently have multiple remodeled units available for lease so there's the ability to make immediate commissions.)
